Finding an apartment
The apartments that are currently available are listed under Find apartments. You must register to join our waiting list before you can look for an apartment.
When an apartment becomes available, it appears on the website for booking for seven days. You can book a maximum of three apartments, but you must make sure that you like them all equally because you cannot put them in order of preference.
Your waiting list time starts as soon as you register your application. It is the number of days you spend on the waiting list that counts. If several people looking for apartments have spent the same number of days on the list, it is the time of registration that determines who has been on the list longest.
That depends on how many days other people who are looking have spent on the list. The person who has spent longest is the first on the list.
Yes, you can see under My pages how many days you have spent on the list.
You must enter your personal identity number as 10 digits without the hyphen: YYMMDDnnnn. If that does not work, click on the Forgotten password link and an e-mail will be sent to the address you have given.
No. You must be a student at university level in the place where you want to live
When you receive an offer, you can see it under Bookings in My pages. You have two days to accept the apartment. If you want to look at it first, contact the current tenant. If you decide to accept the apartment, you will sign an agreement. It is important that you have uploaded the correct documents. If something is incorrect, the apartment will be offered to the next person on the list.
While the property is still available to book, you can withdraw your booking under My pages/Bookings. After that you can contact customer services.
Yes, you can book up to three apartments, but it is important that you like them all equally because you cannot put them in order of preference.
You must be at least 17. However, you cannot sign an agreement until you are 18.

The agreement
The notice period is generally three months. Look at your agreement under My agreement to see what applies in your case.
The notice period is generally three calendar months. The reference to calendar months means that the notice period begins on the last day of the month. The best and simplest way of terminating your tenancy agreement is to go to Agreements under My pages and click on Terminate agreement. You can also send in a form which you will find under Forms.
Heating, hot water, electricity and broadband are included in the rent.
Finances
You can find it under My pages/Invoices
You pay the rent in advance each month on the last working day of the month at the latest. If your payment is late, your case will be passed to the debt recovery company Intrum Justitia. If you have not paid your rent on time, you will be prevented from looking for a new apartment.
Heating, hot water, electricity and broadband are included in the rent.

No not at the moment. In the fall you will be able to pay with e-invoice via your bank’s internet banking service.
If you do not pay your rent on time, you will receive a debt recovery demand from our debt recovery company. If you do not pay the demand, the debt recovery company will pass your case to the Swedish Enforcement Authority, which will apply to have you evicted.
No, you are responsible for ensuring that your rent is paid on time. You can find your rent slips under My pages.
Fault report
Go to My pages/Fault report where you can simply click and report the problem.
Under My pages/Fault report you can see the status of your problem report.
If there is a serious problem in the evening or at weekends, you can call the emergency out-of-hours service. Serious problems include water leaks, completely blocked drains and flooding.
It is always good to talk to your neighbour yourself first of all. If you do not want to or if you have done so and the situation has not improved, contact us and we will help.
If there is a serious problem late in the evening or overnight, contact the disturbance out-of-hours service G4S on +46 (70) 685 38 50.
It is important to report the problem immediately. Go to My pages and enter a fault report.
Moving
You can take over on the first working day of the month at 12.00 at the earliest. You will be sent a text message which will give you access to the app that unlocks your door.

Contact us immediately, before you move in your furniture

When you terminate your tenancy agreement, you will receive a confirmation from us and an appointment for an inspection of your apartment. We will inspect your apartment at least two weeks before you move out, which gives you the opportunity to repair any damage and rectify any problems. We recommend that you are there when we carry out the inspection.
You will show the apartment to the people who have been offered it. During the notice period, you will be contacted by prospective tenants who want to see your apartment. Together you will agree a time for them to visit, but because they only have two days to accept the apartment, you should try to be available when the booking period for the apartment comes to an end.
During the inspection before you move out, the inspector assesses the condition of the apartment together with you. You can be liable for compensation if you do not repair damage.
When you move out you will lose access to you lock at the latest 12 o’clock on the moving day.
We make sure that your name is on the mailbox and in the stairwell.
There is a small plate with the number on your outer door.

Broadband
Yes, broadband with an upload and download speed of 100Mbit/s is included.

Contact the internet service provider Bahnhof. You can find the contact details and opening hours under Contact.
No, it is not included. There is no aerial socket for a TV, but you can order a TV service from the internet service provider Bahnhof. Find out how to do this here
Keys
You will get a key sent to you approximately two weeks before moving in. This key is not active but will start working on moving day. You will receive instructions on how the key works and how you should proceed after you have received the key.
In Gävle you retrieve you key at the student union office on moving day at the earliest at 12 noon.
In Örebro, you get a key sent to you approximately two weeks before moving in. This key is not active but will start working on moving day. You will receive instructions on how the key works and how you should proceed after you have received the key. However, you get access to the apartment earlier than 12 noon on the day you move.
I Gävle you can pick up your tag at Studentkåren from 12 am the same day as you move in.In Örebro you only need your key.
In Gävle you will return your keys and your tag at Gefle Studentkår. Opening hours are weekdays 10-13. Please make sure that you return all keys and tags that you received, otherwise you will get charged for what is missing. In Örebro there will be a keydrop where you return you key.
Contact us so we can call a locksmith. You will get charged 2000 kr for the cost of changing the lock. You will also get charged if you do not return all your keys when you move out.

If you do not return the tag you received you will be charged 300 kr.
My apartment

If you enter a problem report under My pages, an engineer will come out and look at the problem. The temperature should be around +18°C at night and around +20°C during the day.
Other questions
You confirm your study results using an excerpt from Ladok with your personal identity number. The excerpt must show that you have gained at least 15 HE credits. You can access Ladok from your university’s student centre. In Gävle this is the Studentportalen
